Covenant Violation Information

 

All Homeowners in Pinebrook are members of the HOA. The members elect the Board of Directors to represent them in important decisions regarding Pinebrook. One of the main functions of the HOA is to enforce the Pinebrook neighborhood covenants. Proper and consistent enforcement of our covenants is the single most important thing we can do to protect the value of our homes and integrity of our neighborhood.

From time to time our covenants are not followed. Recently the HOA Board has approved a covenant violation assessment policy. In summary, after the resident has been given warning, the following fine schedule may be imposed:
* 1st Assessment: $25 - seven (7) days to correct violation
* 2nd Assessment: $50 - fifteen (15) days to correct violation
* 3rd Assessment: $100 per day until violation is corrected or until further action is taken by the board

Commonly Violated Covenants:

Yard Maintenance 
(Covenant Article XI, Section 1,H)
Each owner is responsible for mowing and maintaining their lot to keep it clean and attractive. If the HOA finds a home that is not maintaining their lot to the standards of the neighborhood the HOA will have their contracted landscape service maintain the property and the owner will be obliged to reimburse for the cost.

Boats/Trailers
(Covenant Article XI, Section 1L)
Boats and Trailers are prohibited from parking in the street, yard, or driveway of a home. A boat may only be kept on a property if it is shielded by an approved fence and is not visible from any other street or lot.

Curb/Street Parking
(Board Resolution passed Jan. 10, 2012)
All homeowners are prohibited from parking overnight on an area other than their driveway or garage. This rule does not apply to guests who are allowed to park on the street overnight on a temporary basis. Sidewalk/yard parking will not be tolerated.
